Lake Guntersville Waterfront Home Market Update for Q4 2023: Supply shortage continues, no signs of upcoming market shift

One of the most desirable and time-tested waterfront real estate locations in Alabama, Lake Guntersville unsurprisingly continues to see a shortage of waterfront homes available for sale as we progress into the final quarter of the year.

There are currently just 32 waterfront homes on the market for sale on the popular reservoir. Twenty-four homes were sold last quarter, with 26 new homes coming on the market in the same period of time to fill their place. The current average days on the market for sold homes are only 50, and that is up from 19 days just a year ago.

The average sales price is up 21 percent from the same time last year to $867,750, while the current average listing price is $940,283. Based on current market demand, we have approximately a 6-month supply of homes for sale.

As the data reinforces, the Lake Guntersville market seems to be very strong and doesn’t appear to be moving towards a buyers’ market anytime soon. Due to the low supply, homes that go on the market don’t tend to last very long and fetch higher than average premiums for sellers.

This is to be expected as Guntersville has maintained its status as one of Alabama’s top waterfront communities for years, with professional anglers frequenting its waters to compete for trophies and lucrative payouts. The lake is also a paradise for those who enjoy recreational water sports and nature viewing throughout the year.

The lakeside community is surrounded by hills in Alabama’s treasured mountain lakes region that stretches across all of North Alabama. The region boasts some of the state’s most admired natural features and thriving communities that account for strong economic impact. Many of Alabama’s top public schools and colleges are found in this region.

Lake Guntersville offers easy access to large metropolitan areas such as Huntsville, Birmingham and Atlanta, which all offer some of the top dining, shopping, medical services and education in the Southeast. Meanwhile, the City of Guntersville and surrounding communities all offer endearing Southern charm and many services that residents and visitors will enjoy.
